Here's something most buyer's agents won't tell you: some of the most interesting opportunities in Venice Beach right now aren't on Zillow.
They're not on Redfin either. They exist in a quieter layer of this market — properties available exclusively through the Compass network before a seller decides whether to go public. Some of those sellers eventually will. Some won't. But right now, access to those properties requires knowing where to look.
Before I get into what's currently available, let me give you the honest picture of what $2M means in the Venice single-family market today.
The $2M Reality Check
The numbers might surprise you.
According to this week's Chartwell Escrow market report, the median list price for single-family homes in Venice is $3,272,000. The median price of new listings hitting the market right now is $4,495,000. Price per square foot sits at $1,370.
At $2M, you're not in the middle of this market. You're at the bottom quarter of it.
Here's what that bottom quarter actually looks like: median price of $1,672,000, median size of 1,037 square feet, 2 bedrooms, 2 bathrooms, average age of 78 years, and homes sitting an average of 129 days before selling. These are older, smaller homes — and they're taking longer to move than anything else in the market.
That context matters because it frames what finding a good property under $2M actually requires. It's not just scrolling Zillow. The properties worth buying at this price point in Venice require either patience, preparation, or access. Usually all three.
What's Not on Zillow
Through Compass's Private Exclusive program, I currently have access to three properties in Venice available under $2M — properties that are being shown exclusively within the Compass agent network before any decision is made to go public. Here's what I can share.

Live in the main house, rent the ADU. Use it for guests, a home office, or family. Or look at it purely as an income-producing asset that offsets your carrying costs. Turnkey plus income potential under $2M in Venice is genuinely rare at this moment in the market.
Property 3 — Four-Unit Building, All Renovated
A remodeled quadruplex — 2,334 square feet of building on a 4,803 square foot lot. A 2-bed/1-bath house at the front of the property. Three additional units behind it: a 2/2, a 1/1, and another 1/1. All four units have been renovated — new floors, new appliances, remodeled kitchens and bathrooms.
Four income streams in an excellent Venice location, all under $2M. If you've been looking for a way into Venice real estate that makes financial sense from day one, this is the most compelling option I've seen at this price point in a while.
Why This Layer of the Market Matters
The Compass Private Exclusive program exists because some sellers want to test pricing, gather real feedback, and maintain control over their process before deciding whether to go public. A seller in Phase 1 may move to a public listing — or they may find the right buyer quietly and never need to.
For buyers, what this means is simple: some of the best opportunities in Venice don't start on Zillow. A meaningful number of the best transactions I've been part of started here, in this quieter layer of the market — before the sign went in the yard, before the days-on-market clock started running, before other buyers had a chance to see it.
